What’s the fee for helping me get a mortgage?
We provide what’s termed no-obligation mortgage advice.
At the onset of your enquiry, we do not charge fees to initially talk about your available mortgage options.
We may initially speak over the phone to generally assess your mortgage needs and expectations. Advise what current rate options are available and what would be required (incl documents submissions e.g. proof of earnings etc) as part of the mortgage loan application process along with what fees would become applicable upon proceeding with such an application.
Afterwhich, if happy and wish to pursue a mortgage application, a face-to-face meeting would take place as part of due diligence and begin the process.
What is a buy-to-let mortgage?
A buy-to-let mortgage is a financial product aimed at a specific purpose i.e. people looking to buy a property in order to rent out, as opposed to actually living in it themselves.
Predominantly, buy-to-let mortgages are structured on an interest-only basis. Meaning the monthly repayments being made would only be paying off the interest. Not the amount owed on the mortgage (known as capital). Instead, the capital will be paid off in full at the end of the agreed term.
What is a commercial mortgage?
A commercial mortgage is a financial product aimed at the specific purpose of purchasing commercial property in which the mortgage loan obtained is secured against the said property.
The utilisation of commercial mortgages is typically used to acquire, refinance, or redevelop a commercial property, such as an office building, shopping centre, industrial warehouse for a factory, or apartment complex.
What is an equity release mortgage?
An equity release mortgage is the financial product used when property owners wish to realise lump sum cash amounts in return for a share in their property.
Not to be confused with a traditional mortgage whereby repayment payment is over a set period. The settlement of an equity release mortgage would occur on the sale of the property, whether that sale is during, or after your lifetime.
What is a first-time buyer mortgage?
Simply put a first-time buyer mortgage is the financial product used for those people who are totally new to the housing market.
Generally, for application, you’ll meet the criterion of terms for first-time buyer mortgages. If having never owned a property and you’re now looking to buy a property for the purpose of living in it as your main residence.
On occasions and depending on location and circumstances there may be additional schemes to help a first-time buyer get on to the housing ladder, such as help with stamp duty and mortgage deposits
What is remortgaging?
Remortgaging is a term used for a mortgage loan. Applied for by a homeowner when they wish to take out a new mortgage on a property they already own.
The reasons might be to replace an existing mortgage coming to an end, or the current mortgage rate or new rate and terms offered by the existing lender are not as good as the homeowner would like.
Simply put, a remortgage is when a mortgage loan on a specific property is moved from one mortgage lender to another.
