Some frequent questions people ask when they’re looking at buying their first home
Am I ready to buy my first home?
This is a great question. Most of our clients aren’t 100% sure if they are ready yet.
Once you have a chat with us, you will know whether you’re in the right position to purchase.
As a first-time buyer do I need a deposit?
Unfortunately, we’re in an age where first-time buyers, will require a deposit.
100% mortgages are extinct unless using a guarantor or a concessionary purchase.
Generally, lenders will offer preferential rates to those with higher deposits. It could be best rates appear with 25+% deposits.
Your first mortgage would gain a huge advantage the larger the deposit. So it’s worth saving as much as you can, as soon as you can
How much could I borrow?
This would depend on how much you earn and how much of a deposit you’d have to put down.
Lenders will only allow applicants to borrow what they (the lender) think they can afford.
So the amount which can be borrowed will be restricted.
The general rule could be based on; if buying on your own to around four times your income, or if buying with someone, to about three times the combined income.
However such rules can and do vary from lender to lender and will take into account any outstanding debts and other outgoings.

Are there any schemes for first-time buyers?
Occasionally there are government schemes in place to help first-time buyers and certain key government workers obtain mortgages.
These schemes can expire once targets are met, or withdrawn as and when decided by the government.
Therefore, when we assist first-time buyers in looking for an appropriate mortgage deal, we do as a matter of course refer to such government schemes when provding advice on mortgages, to see if any apply to the applicant.
